Western Lenexa just received its clearest signal yet that retail growth has reached the K-7 corridor. Hy-Vee has filed an application with the City of Lenexa to build a new supermarket at 22939 W. 83rd St., near 83rd Street and Kansas Highway 7, as first reported by The Kansas City Star.

Hy-Vee and the project engineer had not commented as of the Star's report, and the city notes the plans may change before approval.
Why a new Hy-Vee in western Lenexa matters
The land around 83rd and K-7 is overwhelmingly residential, and the nearest full-line grocer is a McKeever's Price Chopper roughly four miles east. A 93,000-square-foot anchor is built to fill exactly that gap.
It also isn't arriving alone. Western Lenexa has an 11-lot subdivision planned at 98th and Woodsonia, and the 346-unit Canyon Ridge Apartments cleared final plan approval this summer on the K-10 corridor. The pattern is one Johnson County has repeated for two decades: housing lands first, the grocery anchor follows, then pad sites, service retail and medical office price off the traffic the anchor creates.
Hy-Vee, founded in Iowa in 1930, runs hundreds of stores across seven Midwest states. A grocer of that scale committing capital to a second Lenexa site is a vote on where Kansas City's growth is heading.
What the Hy-Vee filing means for Johnson County investors
Grocery-anchored development reprices the land around it. Adjacent parcels, outparcels, nearby multifamily and neighborhood office typically see stronger tenant demand once an anchor of this size is entitled. The window between a filing and a ribbon cutting is where positioning happens.
