INVESTMENT HIGHLIGHT
Supply-Protected Market
No hotel rooms are under construction in the Iowa Southeast Area submarket, and none have opened there in the past 12 months. Room supply across the submarket contracted 4.6% in 2025 and a further 4.0% through July 2026. The Muscatine competitive set has held at 241 rooms since 2024, and its newest hotel opened in 2010. The region's demand is shared among the hotels already open.
Corporate & Industrial Demand
Muscatine is the headquarters city of HNI Corporation, its largest employer with 3,100 employees, and of KENT, whose headquarters is 0.3 miles from the Property and whose $80 million plant opened in June 2026. Kraft Heinz (382 employees) has a $48 million plant investment approved that retains 404 jobs, and Bayer (460), SSAB (509), Musco Lighting (411) and Raymond (450) round out a base that brings weekday corporate, vendor and contractor stays.
Diversified Demand Base
Demand reaches beyond industry to UnityPoint Health – Trinity Muscatine hospital (365 employees), Muscatine Community College (more than 2,000 students a year) and the Muscatine Sports Campus, which drew more than 800,000 visits in a year and added the 122,000-square-foot Musco Sports Center dome in November 2025. American Cruise Lines made 13 riverfront calls in 2026, and US-61 carries 18,900 vehicles a day past the site between the Quad Cities and Burlington.
